High real estate cost is one of the major challenges that pinch almost all facility managers today. It has also become important to integrate design elements that would appeal to the taste of employees such as multi-purpose furniture, good acoustics and new technology. Gaur, hence states that there is a need to have architects, who design sustainable buildings as per indigenous weather conditions, instead of imitating existing designs irrespective of their suitability in India. Benchmarking the services and sharing of best practices are important steps towards ensuring high standards in facility management. It is also imperative to develop trained resources and creating sufficient learning opportunities to encourage young people to choose facility management as a career.

Having realised the significance of sustainability early, American Express in India has made a conscious effort within the organisation and outside, over the past few years. They have invested in developing environmentally responsible and resource-efficient processes to run the buildings they occupy. Today, close to 50% of the facilities’ are green certified.

Their flexible workplace programme, BlueWork, utilises workspace better, reduces carbon footprint and encourages telecommuting and virtual meetings. We have also adopted eco-friendly design practices, which are in line with LEED standards. American Express strictly monitors the indoor air quality and has also provided height adjustable workstations along with ergonomic chairs to enhance overall employee health and comfort.
