Mukherjee shares his belief that facility managers need to understand the complete property including building parameters, common area, electrical, fire, water treatment plants and equipment, regardless of when they take on the role for a particular structure. He/she, then, has to identify problem areas and prioritise as per needs. The next step is to plan out procedures on approaching and fixing the problem, and state the requirements, including manpower, tools, etc. It is with this approach that PS Group achieves an optimised running of facilities in the system.

The company’s FM team developed a process for regular maintenance in which the facility manager develops a process for housekeeping which includes daily maintenance of the property, regular electrical checkups (electrical, fire, etc) and security checks. They use training as a tool for developing skill and achieve desired results efficiently. Also developed are training schedules separately for housekeeping, electromechanical segment and security to ensure optimisation of usage and best results with existing resources.

Technology has helped manage a wide range of locations, spaces, services and assets, and is critical in today’s fast paced world. Planning and prioritising tasks is another way to stay on top of the game. Understanding and monitoring customer requirements and keeping customers informed should, hence, be a top priority.
