The facility management industry is a sunrise sector and the opportunities to move up the value chain within organisations are immense; and Kadyan believes that the key drivers to enhance building management services going forward will be availability of skilled resources through more training facilities and the ability of all stakeholders to understand the costs associated with the services, and work optimally.

Facility management is a sector that is still largely people-driven, however, Kadyan states that an acute shortage of trained resources, has resulted in the use of additional resources, thereby driving up costs. Another key challenge faced in building management, as pointed out by Kadyan, is the conflicting requirement of providing best in-class services to tenants and the costs attached with providing such services.  The major costs in operating a building are related to energy usage, accounting for 40-50% of the total spend. Thus, a lot of the company’s best practices are focused on reducing the energy use of a building. Innovative use of technology to monitor energy usage at the point of consumption (using Wi-Fi enabled smart meters), allows facility managers to track locations that can be optimised. Retrofitting of out-dated equipment with higher efficiency ones is also finding favour as the return on such investments has drastically reduced over the past few years.
