In his role, Panchal manages all FM services for the bank’s offices across the country. He played a crucial role in the introduction of a training and development calendar, which included six training programmes for FM executives and 12 training programmes for utility staff in a calendar year. The result: self-development of team members, thereby improving confidence and knowledge sharing in this field.
Panchal also aided in updating energy conservation in offices through state-of-the-art technology such as LED lights replacements, UV lights in AHUs, IBMS in HVAC as well as better monitoring and benchmarking practices. This resulted in 20% savings in energy consumption.
The frequent revision in compliances of contract labour, differentiation of wages and bonus amount of different states is a major challenge. So, instead of signing on multiple service providers, Kotak partnered with one single FM for a particular region and took advantage of the synergies that can only be the outcome of a common FM, chief engineer and security officer.
In fact, each month, a self-audit mechanism was conducted of one portfolio every month – housekeeping, security, technical service, etc – by a senior person to ensure that all key services and processes are on track without deviations.
