Several organisations emphasise on extra reliability of business infrastructure over energy efficiency or of employee experience over sustainable practices. “Owners are more concerned with current capital expenditure rather long-term efficiency, operating cost and building life. Shared saving energy efficiency models by ESCOs are not moving well in the Indian market, due to high costs, trust deficits, etc,” opines Tendulkar.
Some of the best practices adopted by Matrix in lieu of streamlining the management process towards sustainability have been – replacing 21,000 light fittings with LEDs that reduced 0.5MW load; automated online processes; remote-monitored digital EM metres and critical parameters; new-age HVAC treatment with magnetic belts; ionisers; sponge ball cleaners apart from chemical dosing; central mobile teams to manage MEP and soft services across properties; sustainable waste management; and urban organic farming in campuses.
Working on creating awareness amongst stakeholders, decision makers, investors and users, is a way forward for all-round development of this field. Educational institutes (starting from primary schools) can contribute to culture building; government can sensitise the industry, incentivise sustainable design, technologies and operations; encourage healthy competitions, ratings, awards, certifications, to directly contribute to this industry,” says Tendulkar.
