The FM industry is a sunrise sector and the opportunity to move up the value chain in such organisations is immense. Kadyan believes that the key drivers to enhance building management services will be availability of skilled resources through more training facilities as well as the ability of all stakeholders to understand the costs associated with the services to work jointly towards optimisation.
As a sector, FM is still largely a people-driven industry, heavily dependent on manual interventions for routine activities such as guarding, upkeep and engineering services. There is, however, an acute shortage of trained resources to fill these requirements, which leads to an increased use of resources and subsequently increased costs associated with these services.
Kadyan says, “The major cost in operating a building are related to energy usage, accounting for 40-50% of the total spend. Thus, a lot of our innovative and best practices are focused on reducing the energy use of a building.” Innovative use of technology to monitor energy usage at the point of consumption level through use of Wi-Fi enabled smart meters, allows the facility manager to track locations that can be optimised. Retrofitting of low efficiency equipments with newer, higher efficiency ones is also finding favour as the ROI has reduced over the years, he observes.
