Going beyond the necessary protocols, Tendulkar and his team have charted out practices that adopt a more holistic approach. Illustrating these with examples being practiced by the company currently, he states that “Instead of incurring fixed expenses for treating grey water, we buy back treated water from STP operator at an agreed rate on monthly basis, keeping in check the quantity churned out by them. We also ensure that we hold the right to reject a batch if quality of water is below agreed standards. This encourages the vendor to imbibe efficiency in the process – some of them have merged multiple plants into batteries for central operation or deployed PLC automation to reduce manpower & O&M cost.”

He further elaborates on another strategy where the company pays a fixed sum for treatment of air-conditioning water, as long as its quality, tested by third party labs, and critical equipment parameter like condenser approach are within limit. This have prompted them to invest into technologies like magnetic belts, ion generator, sponge ball tube cleaner, on-line quality monitors etc, at their end in order to make savings in other resources like chemical, manpower, etc. Reduction in chemical dosing also complements the company’s Green buildings concept. “Taking resource efficiency further we’re even switching our Preventive Maintenance (PM) based on periodicity or equipment’s running hours, to novel concept of condition-based PM regime, where servicing is scheduled as demanded by condition of equipment assessed by latest methodologies like vibration analysis, SPM and other diagnostic tools,” adds Tendulkar.
